    with no alterations to the roof exterior

    and Roof windows to the back only.

  • You need Planning Permission when you wish to change your roof profile from hipped to full apex

  • When you want to construct a side dormer or rear dormer to existing roof.

  • When you want to class your new Attic room as a habitable space and not storage. This will depend on your attics height. You need to have 2.4 M ceiling height for a large percentage of your attic.

  • Roof windows to the front of your house

Do I Need Planning Permission if I want to Build an Extension?

  • No Planning permission is needed if you wish to build a single storey extension to the rear of your property which does not exceed 40sqm of habitable space.

  • This rule applies as long as you have had no previous existing extensions that you are adding on to.

  • You may not need planning but its always worth having a plan drawn up for your build to get the best from your space

  • You need Planning Permission for an extension when you wish to exceed the 40SQM habitable foot print,

  • When you want to build to the side of your home or do a wrap around extension.

  • You need Planning Permission when you wish to build two storeys high.

Do I Need Planning Permission if I want to Convert my Side Garage into a ?

In principle, a garage can be converted under exempted development, meaning that you do not require planning permission. However, there are a few questions regarding planning regulations that require exploring first:

If your house been extended previously, the total allowable area for an extension which may be considered exempted development is 40sqm (with certain conditions). A garage conversion can be included as part of this overall area, but if it increases the total new floor area to more than 40sqm, then planning permission will be required.
